This SOW outlines Sean’s Consulting Service’s full proposal for the electrical portion of the Roman Forest Medical Office Building renovation. The document presents a comprehensive breakdown of labor, materials, equipment, and a week-by-week schedule for the six-week project.
The work included a installing new power infrastructure such as panels from Square D and Eaton, receptacles (standard, GFCI, quadplex), and combination power/data outlets. Lighting plays a significant role in the scope, with over 130 fixtures specified, including Metalux lay-in troffers, exterior Lumark fixtures, and emergency lighting from Signtex and Lumiere.
Additionally, the project included the installation of switches, dimmers, occupancy/vacancy sensors, thermostats, temperature sensors, and digital time clocks for lighting control.
Our team also handled trenching to run underground conduit and power lines, a detailed list of installation responsibilities (e.g., conduit runs, labeling, and coordination with other trades), and clear exclusions like fire alarm systems, utility fees, and temporary power.
The work is scheduled across six weeks with defined milestones, from site preparation and trenching in Week 1 to fixture installation and testing in the final weeks. Week 6 serves as a buffer for weather or unforeseen delays.
